Warranties, and Why We Are Still Here in Year Twelve

A twenty year commercial roof warranty is only worth what the company behind it is worth in year twelve. This page is about what ours actually covers, and about the question you should ask everyone bidding on a Western Pennsylvania roof.

The sixty thousand dollar bid

What Happened the Last Time Price Won

01 The bid

A competitor came in sixty thousand dollars cheaper on a job we had quoted. The owner took it, which was a completely rational decision on the information they had.

02 What happened

That roof failed. The company that installed it folded.

03 Where it stands

Better Built is installing the replacement, and the owner has now paid for two roofs.

“The cheaper bid was not a cheaper roof. It was a shorter one.”
The difference

One Word, and Most of the Value

Two roofs can carry a twenty year warranty and be worth completely different amounts at the point you actually need it. Ask which one you are being offered, and get the answer in writing.

Four Things to Ask Anyone Bidding

01

Is this prorated?

If yes, ask what it pays in year fifteen. Get the number, not the reassurance.

02

Is the manufacturer warranty registered?

Registration is a real administrative step that happens after the job. Ask to be sent the registration, not told about it.

03

What thickness is specified, and what are you applying?

Coverage is written against a specified mil thickness. This is where a cheaper bid usually differs, and it is invisible once the roof is finished.

04

Who services this roof in year three?

The most useful question on the list, and the one that separates answers fastest. Listen for whether the answer is a person or a shrug.

Warranty Questions

Up to twenty years on the systems we install across Western Pennsylvania, honored for the full term. The exact term depends on the system and the thickness specified for your roof, and it is stated on your quote rather than implied.

That we do not prorate you out of coverage and we do not stop answering the phone in year eight. If something covered fails, we come and fix it, for as long as the warranty runs.

Usually other trades. Someone installing equipment, running conduit or cutting a penetration without the roof being detailed properly afterwards is the most common cause. Tell us before work happens on the roof and it stays intact.

Usually thickness, reinforcement and the manufacturer registration. We have seen it end badly: a bid sixty thousand dollars under ours went ahead, that roof failed, the company folded, and we are installing the replacement. The owner paid twice.

Ask us at the time and we will tell you the specific terms for your system. Transferability is a real feature and it is worth confirming in writing rather than assuming, in either direction.

Still not sure which of these matter most for your building? Call 814-720-1081 and ask.
