Rusty Metal Roof Repair

Surface rust on a metal roof is not a reason to replace the panels. Rust that has gone through them is. A rusty metal roof repair assessment tells you which one you are looking at, and for commercial buildings it is free.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Fasteners

On a Screw-Down Roof, the Screws Are the Roof

A screw-down metal roof is held together, and kept watertight, by thousands of fasteners with rubber washers. The washers harden and the screws work loose as the panels expand and contract.

Every one of those is a hole. Addressing fasteners and seams is the actual repair. Coating the panels is what keeps them from rusting again afterwards.

The Timing

Every Winter Costs You Options

Rust that is on the surface this year is deeper next year. Freeze and thaw drives water into the pitting and opens it further, and the panels get thinner.

There is a point where the honest recommendation changes from restore to replace. Getting the rust prevention assessment early is worth it while restoration is still the answer.

Why It Matters

Rust Is a Surface Problem Until It Is Not

Most rust has not gone through.

Commercial metal roofs rust from the top down and from the fasteners out. On most of the roofs we inspect, the panels still have plenty of section left, and the rust is a coating problem rather than a structural one.

Replacing panels is rarely the cheap fix people assume.

Panel replacement means disturbing fasteners, seams and often the insulation underneath, on a building that has to keep running. Treating and encapsulating the rust does not.

Left alone it goes one way.

Rust does not stop. Every winter of freeze and thaw opens it further and takes it deeper. The window where this is a coating job rather than a replacement closes a little every year.

How It Works

Four Steps to Rust Prevention

01

Assess the panels honestly

We check the extent, whether it has perforated, and what the fasteners and seams are doing. Anything perforated gets replaced. We will tell you if that is most of it.

02

Treat the rust

Loose scale is removed and the metal is treated so the coating bonds to sound material rather than sitting on top of corrosion.

03

Fasteners and seams first

Backed-out screws are replaced, seams and laps are reinforced with fabric and coating. This is where a metal roof leaks.

04

Encapsulate and warranty

The panels are coated in a full rust prevention system that seals the surface from moisture and oxygen, registered for a manufacturer warranty of up to twenty years.

Perforation. If you can push a screwdriver through it, that panel needs replacing. Surface rust and pitting that has not gone through is exactly what these systems are designed for. We check panel by panel, not by looking from the ground.

Loose scale comes off, and the remaining sound metal is treated first. Coating straight over active loose rust is one of the classic ways these jobs fail, and it is why preparation is most of the labor.

They get addressed before anything is coated. Backed-out fasteners are a leak path and a sign the panel holes have elongated, so they are usually replaced with a larger diameter fastener rather than driven back in.

Both. The finished roof is a uniform coated surface, usually reflective white, rather than a streaked rusty one. On buildings people can see, that matters more than owners expect.

Days rather than weeks on most buildings, and the business underneath does not stop. There is no tear-off, so there is no point at which the building is open.
