Self Storage

Self Storage Roofing

Self storage is not one roof, it is a dozen small metal ones with gutters between them, usually owned by somebody who is not on site, and every leak lands on a tenant’s belongings.

The situation

What actually goes wrong on a self storage roof

Aerial view of a storage facility with a coated commercial roof

The valley gutters running between storage buildings carry the water off every roof on the site. They fill with debris, corrode at the seams and back up under the panel edges.

A quote from a self storage facility roofing contractor that does not mention them has not looked at the site properly. On most storage properties they are where the money should go first.

Self storage facilities across Western PA are overwhelmingly owned by people who are not on site and who make decisions from documents.

So the documents matter. Photographs per building, a condition score per building and a ranked recommendation, in a form that can be forwarded and understood without a site visit.

Why this building type

Many Small Roofs, One Big Liability

A leak here is somebody else's property.

Water in a unit is not a maintenance issue, it is a claim. That risk, rather than the cost of the roof, is usually what makes the case for getting ahead of it.

Metal panels and gutters, repeated many times.

These sites are almost always screw-down metal with valley gutters between buildings. The failure points are the fasteners, the ridge and the gutters, and they repeat across every building.

Owners are usually remote.

Most self storage is run by a manager and owned by an investor elsewhere. Photographed condition reporting matters more here than on almost any other building type, because nobody who signs off has seen the roof.

Four Steps Across a Storage Site

1

Survey every building, not a sample

Each building gets walked and photographed. They were built together and they age together, but they do not fail together, and only a full survey shows the order.

2

Gutters and valleys first

The gutters between buildings carry an enormous amount of water and are the most commonly overlooked failure point on these sites.

3

Fasteners and ridge

Backed-out fasteners across acres of screw-down panel, plus ridge caps and end laps. This is the bulk of the work.

4

Coat and report by building

Full system per building, registered for warranty, with the documentation organized per building so a remote owner can actually read it.

Straight answers

Self Storage Roofing and Restoration Questions

Almost certainly not at once. They will be in different condition despite being the same age, and the survey ranks them. Doing the worst three now and budgeting the rest is a normal and much cheaper plan.

That points at fasteners, end laps or the gutters rather than the panels, which is good news. Those are exactly what a metal restoration addresses, and see metal roof restoration for how.

Normally. Everything is photographed and reported per building as part of every self storage roof restoration we run, and the recommendation is written so somebody who has never visited can make the decision. It is the same approach as our multi-property programs.

That is the right question to ask. Restoration is a fraction of replacement and it can usually be phased across budget years. Weigh it against one claim for a unit full of damaged property.

Gutters are part of the scope and often the most important part. Door headers and the flashing above them get detailed too, because that transition is a common entry point.
