TPO, EPDM, PVC, modified bitumen and built-up commercial roofs, assessed honestly and, wherever the deck is sound, restored rather than replaced, with a seamless membrane that adds 10 to 20 warrantied years without a tear-off.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
Flat roofs are usually condemned for the wrong reason. A stained ceiling tile and an old membrane get read as a failed roof, when the actual problem is a handful of open seams, a tired flashing detail and some wet insulation in one bay.
We scan the roof before quoting anything. If the deck is sound and the wet area is limited, restoration renews the whole assembly for 50 to 70 percent of what a tear-off would cost, and you get a warrantied, seamless surface instead of a patched one.
Different flat systems fail in different places, but they all fail at the details: laps, curbs, drains, pitch pans and penetrations. A coating restoration repairs and reinforces every one of those with embedded fabric before the field is sealed.
The result is one continuous surface with no seams to open next winter, installed over your existing roof, registered for a full-term manufacturer warranty and recoatable at the end of it rather than replaceable.
A twenty year old membrane on a dry, sound deck is a restoration candidate. A six year old roof over saturated insulation may genuinely need tearing off. Age alone tells you very little, which is why we scan instead of guess.
Water trapped in the insulation keeps working long after the leak is patched. We cut it out and replace it before anything is coated, so the new system is not sealing a wet roof in place.
Standing water is usually a drainage and detail problem, not a reason to replace the roof. Tapered work at the low spots and reinforced detailing at the drains solves most of it.
We walk the roof, look at the seams, flashings and drains, and scan where it matters so we know how much of the insulation is wet before anyone talks about cost.
Saturated insulation is cut out and replaced with sound material. This is the step that separates a roof that lasts from a roof that is simply covered up.
Seams, laps, curbs, drains and penetrations are repaired, sealed and reinforced with fabric. On a flat roof, the details are the roof.
A seamless, reflective membrane goes over the whole field and is registered for a manufacturer warranty of up to 20 years, honored the full term.

A free, photo-documented assessment and honest numbers on restore versus replace.
In most cases yes. If the deck is sound and the wet insulation is under roughly 25 percent of the area, both TPO and EPDM restore well. The membrane becomes the substrate, the seams and details are repaired and reinforced, and a seamless coating carries the warranty from there.
It means water is sitting longer than it should, usually because of drainage, deflection or a blocked drain rather than a failed roof. Ponding accelerates wear and finds every weak seam, so it is worth solving, but on its own it is rarely a reason to replace the roof.
We scan it. A moisture survey shows where water has tracked through the assembly, which is often nowhere near the ceiling stain inside. Anything saturated is cut out and replaced before we coat, and you see the photos of what came out.
It is a real fix when the deck is sound, which is exactly why we scan first and tell you when it is not. A properly prepared, fabric-reinforced system carries a manufacturer warranty of up to 20 years. If your roof is past that point we will say so and quote the replacement instead.
Very little. There is no tear-off, so the deck is never open and there is no debris coming through the building. Work happens above, operations continue below, and there is no window of exposure if the weather turns.
