A Commercial Roofing Contractor for Pittsburgh, From Sixty Five Miles North

We are not a Pittsburgh company and this page is not going to pretend we are. We are a commercial roof restoration specialist that works in the city, and on the kind of roof Pittsburgh has a lot of, that is worth the drive.

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

The Honest Pitch

Specialist, Not Local

Pittsburgh has plenty of commercial roofing contractors and we are not trying to out-local them. What the city has a great deal of is older low-slope roofs on sound structures, which is the exact situation restoration exists for.

So the argument for us here is narrow and it is the only one we will make: if the roof will carry a restoration, we will show you both numbers and the gap is large.

Start With the Layers and the Access

Two Questions Before Anything Else

How many roofs are already on the deck, and how does material get up there. Those two answers shape a Pittsburgh roof project more than the square footage does.

Both are established on the assessment, and both belong in writing in any quote you are comparing. What actually drives the cost covers the rest.

The Building Stock Here

What Makes a Pittsburgh Roof Its Own Problem

Older flat roofs, and layers of them.

A great deal of the city’s commercial stock carries built-up or modified bitumen roofs that have been recovered at least once. Layer count matters, because code limits how many you can add, and it frequently decides recover against tear-off. That decision has its own page.

Access is a real cost, not a footnote.

Tight urban sites, shared alleys, limited staging and buildings where material goes up by crane or hoist rather than being carried. Access changes the labor on every day of the job and it is invisible on a quote until it is not.

Hills and drainage that was designed a long time ago.

Roof drainage on older city buildings often relies on internal drains and scuppers that were sized for a different roof. Ponding on a Pittsburgh roof is frequently a drainage-history problem rather than a slope problem. Ponding is worth understanding.

Occupied buildings on busy streets.

Tear-off in the city means dumpsters, street permits and disruption in a place where there is nowhere to put any of it. No tear-off is worth more here than almost anywhere else we work.

How We Work Here

Planned Properly, Because the City Punishes Improvisation

01

Walk the whole roof

Every seam, curb, drain and penetration on the Pittsburgh building, photographed. Not the area above the stain.

02

Scan for moisture

Where the roof warrants it, so the scope is built on what is wet rather than what is visible.

03

Price both ways

A restore number and a replace number with the assumptions written next to each.

04

Schedule around you

Work is planned around what happens inside the building, and around the weather window this region actually gives us. The assessment is free.

Still Deciding?
Talk it through with the owner, not a call center.

A free, photo-documented assessment and honest numbers on restore versus replace.

No, and we will not imply one. Better Built is based in Carlton, in Mercer County, and works across Western Pennsylvania from there. We are not going to pretend to a yard down the road from you. Pittsburgh is about sixty five miles south of us. We say that plainly because a roofing company claiming a local address it does not have is the kind of thing worth checking about anyone bidding your building.

Only for one reason: if your roof can be restored rather than replaced, commercial roof restoration is what we do all day, and it is a materially different number. If what you need is a tear-off, a good local contractor is a reasonable choice and we will say so.

Code limits it, and on a city building that already carries a recover the answer is often that another one is not permitted. That is exactly when a fluid-applied restoration is worth pricing, because it is not an added layer in the same sense.

Tell us what the access is before we quote and it will be in the number rather than in a change order. Crane, hoist, stair or a shared alley all change the job, and pretending otherwise is how a cheap Pittsburgh quote gets expensive.

Yes, and often more easily than downtown. Say where the building is and we will be straight about whether we are the right fit.
