The Adhesion Question

Coating Over an Existing TPO Membrane, Honestly

TPO can be coated and frequently should be. It is also the membrane most likely to refuse a coating if the preparation is wrong, and the industry’s coating failures on TPO are mostly preparation failures. Here is the honest version.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Why We Lead With the Caveat

Because the Failure Is Real

It would be easier to say every TPO roof can be coated. The trouble is that the coating industry’s worst results are on badly prepared single-ply, and building owners have heard about them.

So the useful position is the honest one. Most TPO takes a system very well, the preparation is what decides it, and we test your roof here in Western PA rather than quoting from a category.

What Good Preparation Looks Like

The Step That Gets Cut

Power washing to a specification, with the chalky surface layer actually removed rather than wetted. Detergent where the roof needs it. Rinsing. Then a dry surface before anything is applied.

It is unglamorous, it is a real share of the labor, and it is invisible on the finished roof. Which is exactly why it is the first thing a cheap bid removes.

What Decides It

Four Things That Determine Whether Your TPO Will Hold a Coating

The surface has to be genuinely clean.

TPO holds a fine chalky film and, on older roofs, plasticizer and dirt worked into the surface. Coating over TPO membrane like that bonds to the film rather than the membrane, and it will release in sheets. Preparation is not a formality here, it is the job.

Some TPO formulations need a primer.

Not all of them, and it depends on the membrane and its age. This is established by testing your roof, not by the roof type on paper.

Adhesion has to be tested, not assumed.

On a membrane where it is in question we test before quoting a system. A contractor who will not test on TPO is telling you something.

Wet insulation still has to come out first.

Adhesion to the membrane is irrelevant if the assembly underneath is saturated. That is the same rule as every other system and it is not negotiable.

How We Establish It

Four Steps Before a Coating Is Specified

01

Identify the membrane and its age

Formulations differ and so does what they need. Records help; where there are none, we work it out on the roof.

02

Clean a test area properly

To the standard the real job would use, because a test on an unrepresentatively clean patch tells you nothing.

03

Test adhesion

Then wait, and test again. Coating adhesion problems on TPO frequently appear after cure rather than immediately.

04

Specify or decline

If it will not hold, we say so and price the alternative. A coating that releases is worse than no coating, because you have paid for it and still need the roof done.

No, and anyone who says yes has not tested yours. Most TPO in reasonable condition takes a system well after proper cleaning and, where needed, priming. A minority will not, usually very old or heavily degraded membrane, and that is a finding rather than a judgment on the roof.

Because they do when the surface was not properly prepared, and that has happened enough to earn the reputation. The failure mode is release rather than the coating itself breaking down. It is a workmanship problem with a real history, which is why we test rather than argue about it.

A significant share on TPO, more than on most substrates, and it is the part a cheaper bid removes. If two TPO coating quotes differ substantially, ask each of them to describe the cleaning specification. That is usually where the gap is.

On a sound assembly, yes, on cost, disruption and often tax treatment. The TPO restoration page covers the system and the comparison is here.

Similar question, different chemistry and generally a different preparation. EPDM has its own page and the short answer there is also usually yes.
