Warehouse Roofing and Restoration

As a warehouse roofing contractor, these are the biggest roofs we work on, and the ones where restoring instead of replacing saves the most money. Usually metal or single ply, usually neglected, and usually still in good enough shape to save.

Roof area

Often 50,000 sq ft and up

Usually

Single-ply membrane or screw-down metal

Fails first

Laps, and the roof over the dock line

A leak costs

Racked stock, not floor space

The situation

What actually goes wrong on a warehouse roof

Large-area commercial warehouse roof after restoration

On a large warehouse the expensive parts of a replacement are tear-off, disposal and new insulation, and all three are priced by the square foot.

A restoration removes all three from the estimate and leaves you paying for preparation, reinforcement and coating. That is why the saving grows with the roof rather than staying a fixed percentage.

Most warehouse roofs across Western PA are either screw-down metal or a single ply membrane, and they fail completely differently. Metal loosens at the fasteners. Membrane opens at the seams.

Which one you have decides the system, so the assessment establishes that first. See metal roof restoration or flat and low-slope roofing for how each is handled.

Why this building type

Scale Is the Whole Argument Here

The gap widens with every square foot.

Tear-off, disposal and new insulation all scale directly with area. A coating system scales far more gently. On a large warehouse roof, restoring rather than replacing is a difference measured in six figures.

Nobody has looked at it in years.

Warehouse roofs leak over racking and concrete rather than over anything anyone cares about, so problems go unreported until they are structural. The first honest assessment usually finds more than the owner expected, in both directions.

The work happens above a running building.

There is no tear-off, so the deck is never open and nothing rains in on stock. Crews work over racking and forklifts without either having to stop.

Worst first

Four Steps on a Large-Area Roof

1

Survey in sections

A roof this size is rarely in one condition. It gets walked and scanned in sections so you find out that a third of it needs work rather than being quoted for all of it.

2

Map the drainage

Ponding on a big flat roof is a weight problem before it is a leak problem. Drains, scuppers and low spots are mapped before anything else is decided.

3

Fasteners, seams, penetrations

On metal, backed-out fasteners and laps. On single ply, seams and curbs. Either way this is where warehouse roofs actually fail.

4

Coat the field, register, document

Full system to specified thickness, registered for a manufacturer warranty of up to twenty years, handed over photographed.

Straight answers

Warehouse Roofing Questions

With whether the panels are sound and the fasteners are holding. That is a free assessment, and if the answer is yes then metal roof coating is almost certainly cheaper and faster than any alternative.

Very little. No tear-off means no open deck, no debris coming through and no reason to move racking or stop shipping. We agree access and staging before anything starts.

Yes, and on warehouse square footage that is often the sensible way to budget it. The survey gives you a condition map so the sections get done in the order the roof needs rather than the order they are noticed.

They get assessed as part of the roof, because on older warehouses they are frequently the leak everyone blames on the roof. Curbs and flashings around them are detailed like any other penetration.

On a lightly insulated warehouse, noticeably. A reflective surface stops much of the solar gain at the roof instead of passing it into the space, which is the benefit owners mention most after the leaks stopping.
