This page sets out exactly what happens during an assessment, in order, including the parts most contractors do not do. It is written so you can hold anyone to it, including us.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
The reason this page exists in this much detail is that the assessment is where a roofing relationship is either earned or not, and most Pittsburgh-area owners have no way to tell a thorough one from a quick look.
So here is the sequence, in order. Ask anyone bidding your roof which of these steps they perform. The answers will differ, and the differences are the useful part.
A survey that ends in a single recommendation has made your decision for you. A survey that ends in two costed options with the assumptions written down has given you the decision back.
That is the standard here in Pittsburgh, including on roofs where the honest answer is replacement. Where that line sits is a separate conversation.
Water enters at a weak point and travels along the deck or a seam before it drops. Searching only above the symptom is the single most common reason a roof gets patched repeatedly and still leaks.
Infrared or capacitance scanning maps what is wet under the surface. It is the difference between a scope based on evidence and a scope based on what was visible on the day.
Seams, curbs, drains, pipe penetrations, equipment supports, terminations and wall flashings. That is where roofs fail, and it is slow work that a quick repair call is not priced to do.
Marked up, so you can see the entry point and the likely path rather than take a verbal account of it. They are yours whether or not you hire us.
Driving rain, every heavy rain, or during a thaw. Each pattern points at a different family of causes and it narrows the search before anyone goes up.
The stain, the path on the deck above it, and what is directly over it. Where the water lands is evidence about where it traveled, not about where it entered.
Systematically, whole roof, then the detail work. Suspect areas get scanned and, where needed, cored to confirm what the scan found.
Findings, photographs, and a restore figure and a replace figure with the assumptions stated. That is the assessment and it costs nothing.
Straight answers on cost, timeline, and what a restoration actually involves. No jargon, no sales pressure.
A free, photo-documented assessment and honest numbers on restore versus replace.
Because finding it means walking the entire roof and reasoning about where water would run on that particular deck, and a standard repair call is priced for twenty minutes above the stain instead of a full leak inspection. It is usually a scoping problem rather than a competence problem.
It works well for finding wet insulation, which is most of what matters, by detecting areas that retain heat differently after sunset. It is a mapping tool rather than a magic wand, and results get confirmed with cores where the decision depends on them.
Sometimes, and an active leak can be genuinely useful evidence. But nobody goes onto a wet commercial roof in bad weather. If water is coming in now, protect what is underneath and we will look as soon as it is safe.
That is normal and it does not prevent the investigation. The evidence is in the staining, the moisture map and the condition of the details. When it leaks matters more than whether it is leaking today.
No. The assessment including the walk, the photographs and the moisture scan where the roof warrants it is free for Pittsburgh-area commercial buildings, and you keep everything from it. What the findings usually mean is set out separately.
