A Worked Example

What It Costs to Coat a 20,000 Square Foot Roof

This is a late-stage question, usually asked by someone holding a quote and trying to work out whether it is reasonable. Here is how to check it, using your quote and a calculator rather than somebody else’s average.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Why This Page Has a Calculator Instead of a Price

You Already Have the Inputs

We do not publish a per-foot price on this site, and it is worth saying why rather than leaving you to wonder. A number that ignores how much of your insulation is wet, how many penetrations the roof carries and how material gets up there is not a price, it is a lead magnet you would then budget against. What this page gives you instead is the arithmetic to turn the quotes you are already holding into numbers you can actually compare.

The quote in your hand plus the measured area is a real per-foot number for a real roof. That beats an average from a building you have never seen.

The Question Behind the Question

Is This Quote Reasonable

Almost nobody searching this actually wants a national average. They want to know whether the number they have been given is sane.

The way to answer that is to put every bid on a per-foot basis and then compare the scopes. If the spread survives both of those, ask us to look at the roof.

Checking a 20,000 Foot Quote

Four Questions That Test the Number

Is it actually 20,000 feet?

Ask the bidder what area they priced and how they got it. A building footprint from the county record is the floor, not the roof, and it misses parapets, mechanical wells and anything that is not a simple rectangle. Two quotes on different areas are not comparable at all.

What did they find wet, and what does the price do about it?

On a roof this size a single wet bay is a meaningful line item and a quarter of the roof is a different project. If the quote does not mention moisture, nobody measured it, and the number in front of you is provisional whether it says so or not.

What thickness across 20,000 feet?

Thickness times area is material, and material at this scale is where a bid gets cheap quietly. A small reduction in mils across a roof this size is a large reduction in cost and an invisible one.

What is the detail count?

Twenty thousand feet of plain field is a very different job from twenty thousand feet with thirty curbs, a long parapet run and six drains. Ask for the count. It is most of the labor.

Do the Arithmetic

Four Steps With Your Own Figures

01

Confirm the measured area

Not the footprint. The number the bidder actually priced.

02

Quote divided by area

That gives your per-foot figure for this specific roof. Write it down for each bid.

03

Compare the per-foot figures

Now the quotes sit on one scale and the gaps are visible rather than felt.

04

Ask what explains the spread

Thickness, moisture treatment, detail count and warranty registration, in writing. The checklist covers it.

A free, photo-documented assessment and honest numbers on restore versus replace.

Because two 20,000 foot roofs can differ by a large multiple, and the person most likely to act on a published average is the person whose roof is nothing like it. What this page does instead is let you test the quote you already have, which is more useful and cannot mislead you.

Generally yes. Setup, mobilization and the fixed parts of the job spread across more area, and at this size the restore-versus-replace gap is already wide because tear-off and disposal are priced by the foot.

Days rather than weeks in most cases, weather permitting, because the slow parts of a replacement do not exist. There is no tear-off and nothing to haul away. No tear-off is the operational difference.

No. The work happens above an operating building and the deck is never open. On a roof this size that usually matters more than the price does.

Have it walked and scanned. On 20,000 feet the assessment is a morning, it costs nothing, and it ends with a restore figure and a replace figure with the assumptions written next to each.
