Fluid Applied Roofing Systems

A fluid applied roofing system arrives in buckets and cures into one continuous, seamless commercial roof coating with no seams, no fasteners and nothing to unstick later. It installs over the roof you already have, without a tear-off.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

No Tear-Off

The Existing Roof Stays Where It Is

Tearing a roof off is most of the cost, most of the disruption and all of the risk. The deck sits open, the weather has a vote, and everything under it is exposed.

A fluid applied system is installed over the roof that is already there. Nothing goes to landfill, nothing is opened up, and the work stops and starts around your operation rather than the other way round.

Recoatable

The Part That Matters in Year Eighteen

A sheet roof reaches the end of its life and comes off. A fluid applied roof reaches the end of its warranty and gets washed and recoated.

That difference compounds. It is the reason this route tends to be the cheaper decision across twenty five years, not just cheaper on the day.

Why It Matters

One Surface, No Seams to Fail

A seamless roof has nothing to come apart.

Sheet systems are watertight because of their seams. A fluid applied membrane has none. It goes down wet, cures as one piece, and wraps every curb and penetration as part of the same surface.

It follows shapes a sheet cannot.

Odd geometry, clustered equipment, tight curbs and irregular parapets are difficult and slow in sheet goods. A fluid system goes exactly where it is poured and rolled.

The building never opens.

No tear-off means no exposed deck, no weather risk overnight and no reason for the business underneath to stop. That is usually worth more than the roof itself.

How It Works

Four Steps From Bucket to Warranty

01

Confirm the roof qualifies

Moisture scan and adhesion test. Wet insulation has to come out and some existing surfaces will not accept a coating. Both are better known before you have paid for anything.

02

Wash and prime

The surface is cleaned and primed so the membrane bonds to the roof. Adhesion is the whole job, and it is decided here.

03

Detail the penetrations

Every curb, drain, pipe and seam is reinforced before the field goes on.

04

Build the field to spec

Base and top coats applied to the specified mil thickness, checked as it goes, then registered for warranty and photographed.

Still Deciding?
Talk it through with the owner, not a call center.

No, and the comparison is where a lot of bad coating jobs come from. A fluid applied roofing system is applied at many times the thickness of paint, over a primer, with reinforcement at every detail, and it is specified in mils rather than coats.

Metal, TPO, EPDM, modified bitumen, built-up and spray foam, in most cases. What matters is whether the roof is dry underneath and whether the surface will bond. Both get tested.

Cure times depend on product and weather, and we plan the work around the forecast rather than hoping. In Western Pennsylvania that is most of the scheduling decision from October onward.

Very little compared with a recover or a new sheet system, which is one reason it suits older buildings where the structural allowance is already used up.

A fluid applied roof can usually be washed and recoated rather than replaced, which restarts the clock at a fraction of the original cost. That is the long-term argument for this route.
