Home / Buildings We Serve
Warehouses, plants, distribution centers, self storage, retail, hotels and offices, these are the commercial buildings we roof across Western PA. The roof system is chosen by what the building does and what sits on top of it, not by what we happen to install most.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
These are large-area roofs, usually metal or single ply, where the sheer size means the difference between restoring and replacing runs into serious money. They also tend to be roofs nobody has looked at in years, because nothing has leaked over anything expensive yet.
The work concentrates on seams, fasteners and drainage rather than on the field itself, and it happens above a building that carries on running underneath. See warehouse roofing, manufacturing plants, distribution centers or self storage.
These roofs are smaller and far busier. Rooftop units, kitchen exhaust, conduit runs and walkway pads all penetrate the membrane and all move independently of it, which is why they leak long before the roof is old.
The constraint here is rarely the roof. It is the people underneath it. Access, noise, odor and timing get agreed before the work is scheduled, not discovered on day one. See retail, hotels or office buildings.
A distribution center can take work overhead all day. A hotel cannot have crews over occupied rooms at seven in the morning. The same restoration gets sequenced completely differently.
Warehouses have few penetrations and huge open field. Retail and office roofs are crowded with units, curbs and conduit. The crowded roof takes longer and leaks sooner, whatever the square footage says.
On a large-area roof the gap between restoring and replacing is a capital decision. On a small retail box it is a maintenance line item. Both are worth doing, but they get approved by different people.
Production, stock, guests or staff. This decides the sequencing, the access and whether any of it can happen during business hours.
A moisture scan tells us whether the roof is wet under the surface. A wet roof cannot be restored, and no one should quote you a coating without checking.
Every unit, curb, drain and penetration gets mapped and photographed, because that is where these roofs actually fail.
A roof you plan to hold for twenty years and one on a building you are selling in three are different decisions. We will tell you which one you are making.
Straight answers on cost, timeline, and what a restoration actually involves. No jargon, no sales pressure.
A free, photo-documented assessment and honest numbers on restore versus replace.
No. We work on single retail units and on portfolios of several hundred thousand square feet. The assessment is the same either way, and it is free either way.
Yes, and most of ours are. A restoration has no tear-off, so the deck is never open and nothing comes through into the space below. Work is sequenced around your hours rather than ours.
Often, yes. Warehouses and self storage are usually metal, which restores differently to the membrane roofs on most retail and office buildings. The substrate decides the system.
It is common, and it is easier to handle together than one at a time. You get one assessment covering all of them, ranked by which roof needs attention first rather than which one we noticed first.
Call us anyway. The list covers the commercial buildings we roof most often across Western PA, not the limit of what we work on. If a restoration is not right for your building we will say so at the assessment.
