After the Storm

Commercial Roof Storm Damage Inspection

After wind or hail, the damage that matters is usually not the damage you can see from the parking lot. This is what a storm damage roof assessment in Western PA should cover in the first days, in the order that protects both your building and your claim.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Why the First Week Matters

Documentation Is Perishable

The evidence of what a storm did to a roof degrades quickly. Debris gets cleared, emergency repairs cover damage, and further weather muddies what came from which event.

Which is why the order in this page’s first section is the order. Protect the inside, document, then repair, rather than repairing and reconstructing the evidence afterwards.

Wind Damage Is an Edge Story

Where to Expect It

Uplift concentrates at perimeters, corners and anywhere the roof surface changes height. That is where wind gets under a membrane or under edge metal, and it is where a roof is most often left compromised in a way nobody sees from the middle.

So a commercial roof storm damage inspection that stays in the field of the roof has not really happened.

First 48 Hours

Four Things to Do, in Order

Protect what is inside.

Move stock, cover equipment, get containers under active leaks. Interior damage compounds faster than roof damage and it is the larger number on most claims.

Photograph everything, dated.

Inside and outside, wide and close. Photographs taken now are worth far more than photographs taken after a repair, and they are the difference between a documented claim and a described one.

Do not authorize permanent repairs yet.

Emergency measures to stop water, yes. Permanent work before the roof has been documented can complicate a claim considerably.

Get it inspected and documented properly.

Not just made watertight. A documented storm damage roof assessment is what turns visible damage into an assessable scope.

The Inspection

Four Things We Document

01

The whole roof, systematically

Wind and hail damage is not confined to where the water came in. Uplift at an edge on the windward side commonly shows up as a leak somewhere entirely different.

02

Details and terminations

Edge metal, coping, flashings and curbs take wind damage first. They are also the easiest damage to miss and the most likely to leak in the next storm rather than this one.

03

Moisture in the assembly

So the difference between pre-existing wet areas and new storm-related water is established while it can still be established.

04

Photographs and a written scope

Marked up, dated, and in a form your insurer or facility team can actually use. You keep all of it.

Still Deciding?
Talk it through with the owner, not a call center.

A free, photo-documented assessment and honest numbers on restore versus replace.

No, and that is why a commercial roof storm damage inspection matters. Hail can bruise a membrane without opening it, leaving a roof that looks intact and fails a season later. Wind can lift and reseat an edge detail that then admits water in the next driving rain. Visible damage is a subset of actual damage.

No, particularly after a storm. Debris, hidden punctures, wet surfaces and compromised edges make a storm-damaged roof one of the more dangerous places to walk. Photograph the inside and the perimeter from the ground and leave the roof to someone equipped for it.

We document the roof thoroughly and in a form that supports a claim, and we will speak to your adjuster about what we found. We are roofers rather than public adjusters, and we will tell you plainly what we can and cannot do on the claim itself.

Then you have a dated, photographed record that the roof was inspected and what condition it was in, which is worth having anyway. There is no charge for the inspection and no obligation attached to it.

Frequently. Damage concentrated at details and edges on a sound assembly is restoration territory, and a restoration can be scoped to include the storm repairs. The qualifying test is unchanged by how the damage happened.
