Home / Fabric Reinforced Coating
A coating on its own cannot bridge a moving seam. Polyester fabric embedded into the coating can, which is why a fabric reinforced roof coating is what carries a twenty year warranty The thin, unreinforced ones do not..
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
Every seam on a flat roof is a joint between two pieces of material that expand and contract at slightly different rates. Over years the adhesive fatigues and the joint opens a fraction. Water only needs a fraction.
Embedding fabric across that joint turns two pieces into one continuous reinforced surface. The movement still happens, but there is no longer a line for it to happen along.
Curbs, drains, pipe boots and equipment penetrations all move independently of the roof and all pierce it. Each one gets reinforced individually before anything is applied to the open field.
It is slower than spraying the whole roof in a day, and it is the difference between a coating job and a restoration.
A flat roof expands and contracts every day of its life, and the seams take that movement. A film of coating stretched over a live seam splits at the same place the seam does. A reinforced roof coating at the seams, with fabric embedded in it, spans the movement and moves with it.
Reinforcement is concentrated at seams, flashings, curbs and penetrations, which is where nearly every flat roof leak begins. The field of the roof was rarely the problem.
Manufacturer warranties of up to twenty years are tied to a specified system and a specified thickness. A cheaper bid that skips the fabric is not the same product with less on it. It is a different product.
We walk the roof, photograph every detail and moisture scan where the surface suggests the insulation is wet. A wet roof cannot be coated, and we would rather find that now.
The roof is washed and prepared so the system bonds to the membrane rather than to the dirt on it. Most coating failures trace back to this step being rushed.
Seams, flashings, curbs, drains and penetrations get fabric embedded in coating, one at a time. This is the slow part and it is the part that matters.
The field is coated to the specified thickness, the system is registered for its warranty, and you get the photographs of what was underneath before it was covered.

It depends on the roof. Every system reinforces the details, because that is where roofs leak. Full field reinforcement is specified when the membrane is aged enough that the whole surface needs the tensile strength, and we will tell you which one your roof needs and why.
Usually because it is a thinner system with no reinforcement, or fewer coats than the manufacturer specifies. Both look identical on the day they are finished. The difference shows up in year four, and the warranty will not be there.
Often yes, once we know what the previous coating was and whether it is still bonded. Silicone in particular limits what can go over it. We test adhesion before quoting rather than after.
The warranties run up to twenty years and are honored for the full term. Realistically the system outlives that if it is inspected and maintained, which is what the maintenance program is for.
No. That is the entire point. The existing membrane stays where it is, the deck is never opened, and the building underneath keeps running.
