Before You Replace

Commercial Roof Replacement Cost Per Square Foot, and the Question to Ask First

If you are pricing a commercial roof replacement, the most valuable thing on this page is not the cost per square foot arithmetic. It is the question of whether your roof needs replacing at all, because a large share of roofs quoted for tear-off do not.

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

The Intercept

Most People on This Page Are Pricing the Wrong Job

This page exists because a great many owners searching for commercial roof replacement cost per square foot have a roof that does not need replacing. They are pricing a tear-off because that is what they were quoted, and the alternative was never put in front of them.

Establishing which situation you are in is a free afternoon’s work and it is the largest single decision in the whole project.

Then Compare Properly

We do not publish a per-foot price on this site, and it is worth saying why rather than leaving you to wonder. A number that ignores how much of your insulation is wet, how many penetrations the roof carries and how material gets up there is not a price, it is a lead magnet you would then budget against. What this page gives you instead is the arithmetic to turn the quotes you are already holding into numbers you can actually compare.

And when replacement genuinely is the answer, the same discipline applies to those quotes: same measured area, same scope, same questions about what happens to the deck and who registers the warranty.

What Makes Replacement Cost What It Does

Four Line Items a Restoration Does Not Have

Tear-off labor.

Removing the existing roof is work that produces nothing except an empty deck, and it is priced by the foot, so it scales directly with the size of your building.

Disposal.

Everything that comes off has to go somewhere, and that is a real per-ton cost plus the containers and the haulage to hold it.

Exposure risk.

An open deck is weather risk on every day of the project, and it is priced in, whether or not the quote breaks it out.

Disruption below.

Not on the invoice and very much a cost. Tenants, production, guests and stock all deal with a tear-off in a way they do not deal with a restoration.

Get Your Own Number

Four Steps

01

Get the roof measured, not estimated

Ask each bidder for the area they priced. Building footprint is the floor, not the roof, and quotes written off the wrong number are not comparable to anything.

02

Divide the quote by that area

Quote divided by square feet is the per-foot number for your building. It is the only per-foot figure that means anything, because it is yours.

03

Do it for every bid

Now the quotes are on one scale. Gaps that looked like personality turn out to be scope.

04

Then ask what explains the gap

Specified thickness, what happens to wet insulation, and whether the manufacturer warranty is registered. Nearly every gap lives in those three.

A free, photo-documented assessment and honest numbers on restore versus replace.

That is the question worth answering before any of the arithmetic. It comes down to the deck and how much of the insulation is wet. If the structure is sound and the wet area is limited, the roof is a restoration candidate whatever the quote in front of you says. The test is here and it takes an afternoon to run properly.

Because you are paying for four things restoration does not involve: removing the old roof, disposing of it, carrying the weather risk of an open deck, and disrupting whatever happens underneath. None of those buy you roof, and all of them scale with area.

No, and this is worth being clear about. Plenty of roofs should be replaced, and we install new systems when that is the honest answer. What we will not do is coat a roof with a failing deck and call it solved. Our replacement page sets out when it is right.

Put both on a per-foot basis using the same measured area, then compare the after-tax positions rather than the headline numbers. Restoration is frequently treated as a maintenance expense while replacement is capitalized, and that gap is often wider than the price gap. Ask your accountant, not us.

Then it is worth checking the scope is what you think it is: thickness, insulation, warranty registration and who honors it in year twelve. The question list works just as well on a replacement contract.
