Home / Metal Coating Cost
On a commercial metal building, the coating cost is driven by the number of fasteners and the length of the seams, not by the area of the panels. That is why a metal roof coating quote and a flat-roof quote of the same size are not the same job.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
Ask for a metal roof coating price per square foot and you will get one, and it will tell you very little. The same area of metal roof can carry twice the fasteners and twice the seam length depending on panel width and building layout.
We do not publish a per-foot price on this site, and it is worth saying why rather than leaving you to wonder. A number that ignores how much of your insulation is wet, how many penetrations the roof carries and how material gets up there is not a price, it is a lead magnet you would then budget against. What this page gives you instead is the arithmetic to turn the quotes you are already holding into numbers you can actually compare.
Fasteners reset rather than replaced, seams coated rather than reinforced, and a thinner film than the warranty requires. All three are invisible the day the job finishes.
Ask what happens at the seams and at what thickness, in writing, from everyone bidding. The failure mode explains why it matters so much.
Thousands of them on a typical building, and each one is reset or replaced and then detailed. That is per-fastener labor, and it is why a metal roof with a tight fastener pattern costs more than its area suggests.
Every lap is cleaned, reinforced with embedded fabric and coated. Seam length rather than roof area is the honest unit for most of this work.
Surface rust is treatable and priced as preparation. Rust that has gone through the panel is not a coating problem at all. Rust has its own page and the distinction changes the quote entirely.
Metal roofs are walked, not driven, and a steeper pitch or an awkward eave changes the labor and the safety provision on every day of the job.
Ask each bidder for the area they priced. Building footprint is the floor, not the roof, and quotes written off the wrong number are not comparable to anything.
Quote divided by square feet is the per-foot number for your building. It is the only per-foot figure that means anything, because it is yours.
Now the quotes are on one scale. Gaps that looked like personality turn out to be scope.
Specified thickness, what happens to wet insulation, and whether the manufacturer warranty is registered. Nearly every gap lives in those three.

Because the work is concentrated at the details rather than spread across the field. On a flat roof the field coating is a large share of the job; on a screw-down metal roof, fasteners and seams are most of the labor and the field is comparatively quick. Two roofs of identical area, very different jobs.
Substantially less in almost every case where the panels have not lost section, and the gap widens with area because panel replacement is priced by the foot. We will show you both numbers with the assumptions written next to each. The comparison page sets out where the line falls.
You can get a cheaper quote. What you cannot get is a system that survives the movement, because a film of coating over a live seam splits where the seam splits. That is the single most common cause of a failed metal coating, and it is a scope difference rather than a price difference.
It changes the specification more than the price. This region puts a roof through a great many freeze and thaw cycles, which is exactly what works fasteners loose and opens seams, so the detail work is not optional. The regional metal page goes into it.
A walk on the roof. The fastener condition, the seam length and the rust depth are all things you establish by being on it, and none of them can be judged from the ground or a photograph.
