Working It Out

Commercial Roof Coating Cost Per Square Foot, and How to Get Yours

The per-foot figure that matters is the one from your own roof, not an average from someone else’s. Here is how to derive it from the quotes in front of you, and what makes it move.

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Why There Is No Number at the Top of This Page

And What You Get Instead

We do not publish a flat commercial roof coating cost per square foot on this site, and it is worth saying why rather than leaving you to wonder. A number that ignores how much of your insulation is wet, how many penetrations the roof carries and how material gets up there is not a price, it is a lead magnet you would then budget against. What this page gives you instead is the arithmetic to turn the quotes you are already holding into numbers you can actually compare.

If you would rather skip the arithmetic, the assessment produces the number directly and costs nothing.

The Comparison That Actually Helps

Same Scale, Then Same Scope

Two quotes become comparable the moment you put them on a per-foot basis using the same measured area. That is step one and it takes five minutes.

Step two is checking they describe the same work. There is a checklist with the six lines worth filling in for each bid.

What Moves the Per-Foot Number

Four Inputs, in Order of How Much They Matter

How much of the insulation is wet.

The largest swing between two honest quotes on the same building. Cutting out and replacing saturated insulation is real work; leaving it in and coating over it is the fastest way to make a bid look cheap and the surest way to make the roof fail from underneath.

The specified mil thickness.

Coating systems are quoted at a thickness and the warranty is written against it. Two bids naming the same product can differ by a third on material because one is applying less of it, and you cannot see thickness on a finished roof.

How much detail work the roof carries.

A plain field is quick. Forty penetrations, a dozen curbs and a run of parapet is a detailing job with a field attached, and detailing is most of the labor on a coating.

Access.

Whether material goes up by crane, hoist or stair changes the labor every day of the job. Small roof, awkward access, higher per-foot number, and it is entirely legitimate.

Get Your Own Number

Four Steps, and You Can Do Them Tonight

01

Get the roof measured, not estimated

Ask each bidder for the area they priced. Building footprint is the floor, not the roof, and quotes written off the wrong number are not comparable to anything.

02

Divide the quote by that area

Quote divided by square feet is the per-foot number for your building. It is the only per-foot figure that means anything, because it is yours.

03

Do it for every bid

Now the quotes are on one scale. Gaps that looked like personality turn out to be scope.

04

Then ask what explains the gap

Specified thickness, what happens to wet insulation, and whether the manufacturer warranty is registered. Nearly every gap lives in those three.

A free, photo-documented assessment and honest numbers on restore versus replace.

For your roof, take any quote you have and divide it by the measured roof area. That is your real number. We do not publish an average because the inputs above move it by a large multiple between two buildings of identical size, and an average would be the least useful thing on this page.

Only alongside the scope. A low figure on a bid that never mentions moisture, never states a thickness and does not register a manufacturer warranty is not a bargain, it is a smaller job wearing the same words. Run the same three questions at every bidder.

Usually, yes. Mobilization, setup and the fixed parts of the job spread across more area, and the restore-versus-replace gap widens too because tear-off and disposal are priced by the foot. Large-area roofs are where the economics are strongest.

Preparation to a stated standard, removal and replacement of wet insulation, reinforcement at seams, fasteners and penetrations, the specified thickness across the field, and registration of the manufacturer warranty afterwards. Anything missing from that list is a difference in scope, not a discount.

Yes, after we have walked it. The assessment is free, it includes the moisture scan where the roof warrants one, and it ends with a restore number and a replace number with the assumptions written next to each. That is the fastest route to a real figure.
