Metal Roof Coating Across Western Pennsylvania

Western Pennsylvania is full of metal buildings, and metal roofs here fail in a specific way that has everything to do with the climate. Thousands of fasteners and hundreds of feet of lap seam, moving through several dozen freeze and thaw cycles a winter.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Why This Region Has So Many Metal Roofs

Industrial and Agricultural Stock

Light industrial parcels, warehousing along the interstate corridors and agricultural buildings across the rural townships leave Western Pennsylvania with a very large stock of metal buildings.

Most of them are now at the age where the fasteners and seams, not the panels, are reaching the end of their service life at the same time.

What the Cheap Quote Leaves Out

Thickness and the Detail Work

On a metal restoration, the detail work at seams and fasteners is most of the labor and nearly all of the longevity. It is also invisible once the roof is finished.

Which is exactly why it is the first thing a cheaper bid removes. Ask what is being applied at the seams and at what thickness, in writing. The bid gap usually lives there.

Why Metal and This Climate Interact

Four Things That Happen Here

Thermal movement is amplified by the cycle.

Metal expands and contracts with every temperature swing, and this region gives it a great many of them. That movement backs fasteners out and works lap seams open a fraction at a time.

Water in a seam freezes and widens it.

A hairline gap that would simply weep further south freezes here, expands, and is a little larger every spring. It is the same mechanism that ages every roof in the region, concentrated at metal details. The mechanism is here.

Washers are the shortest-lived thing on the roof.

The neoprene under each screw head hardens and splits, and once it has, every fastener on the building is a small open hole. There are usually thousands of them.

The panels are almost always fine.

Which is the good news, and the reason panel replacement is so often the wrong quote. If the metal has not lost section, the roof is a restoration candidate. Rust is a separate question and is likewise not automatically fatal.

How a Metal Restoration Runs

Four Steps

01

Walk the whole roof

Every seam, curb, drain and penetration on the Western Pennsylvania building, photographed. Not the area above the stain.

02

Scan for moisture

Where the roof warrants it, so the scope is built on what is wet rather than what is visible.

03

Price both ways

A restore number and a replace number with the assumptions written next to each.

04

Schedule around you

Work is planned around what happens inside the building, and around the weather window this region actually gives us. The assessment is free.

Still Deciding?
Talk it through with the owner, not a call center.

A free, photo-documented assessment and honest numbers on restore versus replace.

You can, and on a roof that is otherwise sound it helps. What it does not do is address the lap seams, which are moving too, or the fastener holes that have already been enlarged. A metal roof restoration in Western Pennsylvania deals with all of it at once and carries a warranty.

Not on its own, and any contractor telling you otherwise is skipping the part that matters. A film of coating over a live seam splits where the seam splits. Fabric embedded at every seam and fastener is what spans the movement. That is the fabric page.

Surface rust is treatable. Rust that has gone through the panel or where section is visibly lost is not a coating problem. The test is what remains of the metal, and it is established on the roof rather than from a photograph.

Substantially less, and the gap widens with area because panel replacement is priced by the foot. We will show you both numbers with the assumptions written next to each.
