Home / Roof Coating Pittsburgh
The narrow version of what we do, on the kind of roof the city has most of. Not a tear-off, not a patch: a continuous, warrantied roof coating over a roof that is still structurally sound.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
We are not the biggest roofer in Pittsburgh and we are not local to it. What we are is a certified restoration contractor, and commercial roof coating is the thing we do more of than anything else.
So if your building has an aging low-slope roof on a sound deck, this is the conversation worth having with us. If it needs replacing, that is a conversation worth having with somebody closer.
Three things separate a coating that lasts twenty years from one that fails in three, and none of them is the brand on the pail: how well the roof was prepared, how thick the system went on, and whether the manufacturer warranty was registered against your building.
Ask every contractor for those three in writing. There is a checklist for it.
A great many city roofs already carry a recover, and the layer limit is what forces an expensive tear-off. A fluid-applied roof coating changes that arithmetic, and it is the single most useful thing to establish about a Pittsburgh roof.
No tear-off means no dumpsters, no street permits, no debris and no staging space needed on a tight urban site. In the city that is a cost item, not a convenience.
Work happens above an operating building rather than through it, which is worth more downtown than anywhere else in the region.
Built-up and modified bitumen roofs of a certain age look far worse than they are. If the deck is solid and the wet area is limited, the roof is a candidate. The qualifying test is here.
Every seam, curb, drain and penetration on the Pittsburgh building, photographed. Not the area above the stain.
Where the roof warrants it, so the scope is built on what is wet rather than what is visible.
A restore number and a replace number with the assumptions written next to each.
Work is planned around what happens inside the building, and around the weather window this region actually gives us. The assessment is free.
Straight answers on cost, timeline, and what a restoration actually involves. No jargon, no sales pressure.
A free, photo-documented assessment and honest numbers on restore versus replace.
Frequently yes, after proper preparation, and the preparation is the part that decides it. Aged bitumen holds a great deal of dirt and weathering, and a coating bonded to that rather than to the roof will release. We test rather than assume.
Layer count is exactly why this is worth pricing in this city. A restoration is not the same as adding another recover, and on a roof that has already been recovered once it is often the only route short of a full tear-off.
Up to twenty years warranted depending on the system and thickness specified, and at the end of the term a maintained roof is normally recoated rather than replaced. That renewal cycle is the part that changes the long-run number.
Related but not the same. This page is about the roof coating system itself. The flat roof page is about flat and low-slope roofs in the city generally, including when they should be replaced instead.
No. The assessment is free, including the photographs, the moisture scan where the roof warrants one and both sets of numbers, and you keep all of it either way.
