Erie

Commercial Roofing Contractor in Erie, Pennsylvania, Where the Snow Is the Design Problem

Erie gets lake-effect snow that the rest of Western Pennsylvania does not, and it changes what goes wrong on a commercial roof here. Load, drainage and ice, in that order.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

A Different Winter to the Rest of the Region

Sixty Miles North Is Another Climate

Roofs in Mercer and Butler counties are aged mostly by the freeze and thaw cycle working at details. Erie gets that too, and it gets serious snow accumulation on top of it.

That combination is why a commercial roof in Erie deserves its own conversation rather than the regional one, and why the drainage survey matters more here than the surface condition does.

The Autumn Appointment

The Cheapest Thing You Can Do in This City

A blocked drain found in October is a small job. The same drain found in February cannot be worked on safely and has been backing water up against your roof details for weeks.

That is the whole argument for an inspection rhythm in this climate, and it is why the maintenance program here is built around autumn and spring.

The Building Stock Here

What Lake-Effect Snow Does to a Flat Roof

Load is a genuine consideration, not a talking point.

Erie takes snowfall in a different league to the rest of the region, and it accumulates on low-slope roofs rather than shedding. On a deck that already deflects slightly, that load deepens the low spot, which then holds meltwater and more snow.

Drains freeze, and then everything backs up.

Meltwater running to an internal drain that has frozen has nowhere to go. Roofs that never pond in July pond in February, and the water sits against details that were never designed to be submerged.

Ice at edges and valleys.

Freeze and thaw at the perimeter works at terminations and edge metal, which is where wind-driven damage starts too. Erie roofs tend to fail at the edges before they fail in the field.

Manufacturing and warehouse stock.

Erie’s industrial base leaves a lot of large-area roofs, metal and low-slope, where the restore-versus-replace gap is at its widest because tear-off and disposal are priced by the foot.

How We Work Here

Autumn Inspection, Spring Work

01

Walk the whole roof

Every seam, curb, drain and penetration on the Erie building, photographed. Not the area above the stain.

02

Scan for moisture

Where the roof warrants it, so the scope is built on what is wet rather than what is visible.

03

Price both ways

A restore number and a replace number with the assumptions written next to each.

04

Schedule around you

Work is planned around what happens inside the building, and around the weather window this region actually gives us. The assessment is free.

No. Better Built is based in Carlton, in Mercer County, and works across Western Pennsylvania from there. We are not going to pretend to a yard down the road from you. Erie is a straightforward run north for us and it is a market we serve deliberately rather than opportunistically, but the yard is in Mercer County and we would rather you heard that from us.

It depends on the structure and on whether water is already sitting on it, which is why the assessment looks at deflection and drainage rather than just the surface. A roof that ponds in summer is the one to worry about in February, because the low spot is where the load concentrates.

Sometimes, and it has to be done by someone who will not damage the membrane doing it. Never let anyone chip ice off a commercial roof. If you are worried about load, ask before the storm rather than during it.

Restoration systems have temperature requirements, so the season in Erie is shorter than the rest of the region. The practical answer is to assess in autumn, plan over winter and schedule for spring. Emergency repairs are a separate matter and do not wait.

No, and the systems we install are specified for it. What the climate does rule out is thin unreinforced coating over moving joints, which fails here faster than anywhere. The freeze and thaw mechanism explains why reinforcement matters so much in this region.
