You Have a Tear-Off Quote

Roof Coating Instead of Replacement, When You Already Have the Quote

This page is for the owner holding a replacement quote who suspects there is a cheaper answer. There often is, and here is how to establish it in an afternoon rather than argue about it.

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

The Quote You Are Holding

Most Tear-Off Quotes Are Written Without a Moisture Survey

A replacement quote is straightforward to write. Measure the roof, price the system, add tear-off and disposal. It does not require anyone to establish whether the roof needed replacing.

Which is why the single most useful question you can ask is how much of the insulation is wet and how that was measured. The answer either justifies the quote or explains it.

What Changes and What Does Not

A Restored Roof Is Still a Roof

Restoration is not a patch or a coat of paint. Wet insulation is cut out and replaced, every seam, fastener and penetration is sealed and reinforced with fabric, and a seamless membrane goes across the whole field carrying a registered warranty.

What changes is that you keep the existing assembly instead of paying to remove it, and the building below keeps operating. No tear-off is the part owners notice most.

Before You Sign

Four Things to Establish Before You Accept a Tear-Off

Whether anyone measured the moisture.

A replacement quote written without a moisture survey was not a diagnosis, it was a default. Ask how much of the insulation is wet and how they know. If the answer is vague, the tear-off recommendation is not evidence-based.

Whether the deck is actually failing.

Deck condition is the one thing that genuinely forces replacement. Everything else on a tired roof is surface and detail work, and surface and detail work is what restoration is.

What the restoration number would be.

You cannot compare a decision you were never quoted. Get both numbers, from the same person, on the same roof, with the assumptions written down.

What the tax treatment does to each.

One may be deductible this year and the other capitalized over decades. That gap is often larger than the price gap, and nobody raises it unless you do.

Getting the Second Answer

Four Steps, and It Takes Days Not Weeks

01

Book an assessment that includes a scan

So the second opinion is based on what is under the surface rather than a different opinion about the same photographs.

02

Ask for both numbers in writing

Restore and replace, with what each assumes about the wet areas and the details.

03

Take both to your accountant

Before deciding. It is a short conversation and it regularly changes the answer.

04

Then decide

Sometimes the tear-off is right and we will say so. You will just know why, which you do not right now.

Still Deciding?
Talk it through with the owner, not a call center.

A free, photo-documented assessment and honest numbers on restore versus replace.

On a roof that qualifies, yes, and that is the whole argument. A fabric-reinforced system over a sound deck produces a seamless, warrantied, watertight roof. On a roof that does not qualify it is a delay tactic, and we will tell you which one you have.

Ask what specifically rules it out: the deck, the extent of wet insulation, or the substrate refusing adhesion. Those are the three real answers. If none of them is offered, the objection is a preference rather than a finding.

That one is the neutral comparison for someone still deciding. Read it here. This page is for someone already holding a tear-off quote, which is a different situation and a shorter conversation.

No. A certified restoration carries its own registered manufacturer warranty, up to twenty years depending on the system and thickness specified. Certification is what makes that registrable.

Up to twenty years warranted, and at the end of the term a sound roof is normally recoated rather than replaced. That renewal cycle is the part that changes the long-term arithmetic.
