The Fair Criticism

Conklin Roof Coating Reviews, Including the Bad Ones

Search for reviews of any roof coating system and you will find failures. They are real. What the reviews rarely separate is failure of the product from failure of the application, and on coatings that distinction is nearly the whole story.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

Why We Put the Criticism First

Because You Will Find It Anyway

Anyone researching roof coatings encounters failure stories early, and a contractor who pretends they do not exist has told you something about how they will handle problems later.

The useful response is not reassurance. It is to explain precisely what causes the failures and to invite you to check whether the bid in front of you avoids them.

The Checkable Version

Four Lines That Predict the Outcome

Preparation standard, mil thickness, treatment of wet insulation, warranty registration. Almost every coating failure story would have been prevented by getting those four right.

So get them in writing from everyone bidding your roof, including us. There is a checklist for exactly this.

What Failures Trace To

Four Causes, and Three of Them Are Not the Product

Preparation.

By a distance the most common. A coating bonded to a dirty or chalky surface releases, and it releases in sheets rather than degrading gracefully. It looks like catastrophic product failure and it is a cleaning failure.

Thickness.

Systems are warranted at a specified mil thickness. Applied thinner, they weather through early. The roof looks correct on the day of completion and fails years before it should.

Coating over wet insulation.

The roof is then sealed with water inside it. It will fail, the coating will be blamed, and nothing about the product had anything to do with it.

Genuine material limits.

These exist and it is only fair to say so. Thin unreinforced coating over a moving seam splits. Some substrates need priming or will not take a coating at all. That is a specification question, and a good contractor answers it before quoting.

How to Read the Reviews

Four Questions to Ask of Any Coating Horror Story

01

Was the roof prepared, and to what standard?

Almost never stated in a review, and it is the first thing that matters.

02

What thickness was applied?

Also almost never stated. Where it is, it frequently explains the outcome on its own.

03

Was there wet insulation, and was it removed?

A roof coated over saturated insulation was going to fail regardless of whose product went on it.

04

Was the installer certified and the warranty registered?

If not, the manufacturer was never standing behind that roof. That is what certification actually buys.

No, but they are less forgiving of poor workmanship than a mechanically fastened roof, and that is a fair thing to hold against them. A single-ply roof installed carelessly leaks at a seam; a coating installed carelessly releases across the field. The variance in outcomes is genuinely wider, which is why who installs it matters more.

You should not take it on faith. Ask us for the specification in writing: preparation standard, mil thickness, detail treatment and whether the manufacturer warranty gets registered. Then ask the same of anyone else. The claim is checkable, which is the point of putting it on a page.

We are certified in their systems and we install them because the fabric-reinforced approach matches how roofs actually fail. We are not going to pretend competing manufacturers have no good products. What we will say is that the system, the specification and the installer matter more than the badge on the pail.

It is warranted, up to twenty years depending on specification, honored the full term, and the manufacturer warranty is registered against your building. The accountability page covers what that means in practice, including the question of who is still trading in year twelve.

A failing deck, wet insulation across most of the area, or a substrate that will not hold a system after proper testing. In those cases we say replace, and we would rather lose the job than take one that is going to end up as one of the reviews on this page.
