Home / Bid Checklist
This is how to compare roofing bids: put your quotes side by side and fill this in. Where a column is blank, that is the finding. Most price gaps in this trade are explained by three or four empty boxes rather than by anything a contractor said out loud.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
Two quotes for a commercial roof can name the same product, cover the same building and differ by tens of thousands, because they describe different amounts of work in language that looks similar.
The checklist is not about roofing knowledge. It is a way of forcing the differences into the open, where you can see them without being an expert.
When you compare roofing bids this way for three quotes, the pattern is usually immediate. The cheapest bid has two or three empty boxes and the others do not.
That is not proof of bad faith. Frequently the work simply was not scoped, which produces the same outcome for you in year six.
Product name is not enough. Coverage is written against a mil thickness, so a bid without one cannot be compared with a bid that has one.
How much was found, how it was measured, and what the price includes for removing and replacing it. The most expensive thing a quote can omit.
Whether seams, fasteners, curbs and drains are reinforced, and with what. This is most of the labor and nearly all of the longevity.
Prorated or not, and how many years. Ask what it pays in year fifteen and write the number in the box.
Whether the manufacturer warranty will be registered against the finished roof, and whether you will be sent the document.
Own crews or subcontractors, and a named answer for who services the roof later.
In the meeting, not from memory afterwards. Three conversations blend into one within a week.
A box you could not fill is information. It usually explains part of the price.
Send the missing lines to each contractor in writing. How quickly and how specifically they come back is itself a data point.
Once the columns are actually comparable. A large gap almost always has a specific cause.
Straight answers on cost, timeline, and what a restoration actually involves. No jargon, no sales pressure.
A free, photo-documented assessment and honest numbers on restore versus replace.
Not yet, and we would rather say so than pretend. The six lines above are the whole commercial roofing bid comparison checklist, and they copy into a document in two minutes. Ask us and we will send it over in a form you can fill in.
A thorough one will be relieved. Most of these lines are what makes a properly scoped bid look expensive next to a thin one, so being asked is how a good quote gets to explain itself. Reluctance to answer in writing is the useful signal.
Then ask all three, because it usually means it is not standard practice locally rather than that it does not matter. Thickness and moisture treatment are the two where this happens most and they are the two that matter most.
Wet insulation. It is the largest hidden cost, it is invisible on the finished roof, and it is the difference between a roof that lasts its warranty and one that fails from underneath while looking fine on top.
Yes, and we will fill in every line in writing without being chased. That is the entire reason this page exists. The longer question list is here.
