Home / Stop Metal Roof Leaks
Written so you can act on it yourself where that is sensible, and so you can tell when it is not. Some of this is a genuine afternoon job. Some of it is how people fall through roofs.
Certified To Install
It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.
We find where the water actually gets in before anyone quotes you a system.
A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.
We say so when a roof does not need replacing, even though replacing it pays us more.
Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.
Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.
That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.
Ask us who services your roof in year three. It is the only question on this page we can answer with a name.
Plenty of what gets called a roof leak on a metal building is drainage, and clearing a valley gutter on a commercial metal building roof is a reasonable thing for a facility person to do. Saying otherwise would be self-serving.
What is not reasonable is walking an aged metal roof to chase a seam, and the difference matters more here than on almost any other building type.
Every durable metal roof leak repair on a screw-down commercial roof does the same thing: it stops asking a rigid seal to hold a joint that moves, and gives the joint something that moves with it.
That is fastener replacement plus fabric reinforcement plus a seamless surface. The seam failure mode explains why the cheap version keeps coming back.
Wet coated metal is close to frictionless and it is the most common way people are seriously hurt on this kind of building. Nothing on the roof is urgent enough.
Panels span between structural members and are not designed to carry a person mid-span. On an older or corroded roof this is how people go through.
Aged fiberglass panels look like roof and are not. They are involved in a large share of fatal falls on metal buildings. Treat every one as an opening.
Have it looked at instead. The assessment is free and nobody has to guess from the ground.
The most useful and least dangerous maintenance on a metal building, and it prevents a surprising share of what gets reported as roof leaks.
From the ground with a zoom, or from a safe vantage point. Raised screw heads in a line are a real finding and they tell an assessor a lot before anyone climbs.
Driving rain, heavy rain, or during a thaw. Write it down with the date. This is genuinely the most valuable thing you can contribute.
Move stock, cover equipment. The damage inside compounds faster than the damage above.
Straight answers on cost, timeline, and what a restoration actually involves. No jargon, no sales pressure.
A free, photo-documented assessment and honest numbers on restore versus replace.
On one or two accessible fasteners as a stopgap before proper work, yes. As a metal roof leak repair strategy it fails, because the reason the seal went is movement, and a bead of sealant resists movement no better than the washer did. It also makes the eventual proper preparation harder.
They will stop a small leak for a while. They will not span a moving lap seam, they are not applied to a specified thickness, and they carry no manufacturer warranty on your roof. If the roof is otherwise sound they also do not damage anything, so as an emergency measure they are fine.
On a metal roof water travels along the underside of the panel and drops at a purlin or a rib, sometimes a long way from where it entered. That is why patching the stain fails. Trace it up-slope, not straight up.
Usually, and considerably more often than owners expect. If the panels have not lost section and the structure is sound, the roof is a restoration candidate. The qualifying test is here.
When it leaks in more than one place, when it has come back after a repair, or when the fix would require walking the roof. Those three cover almost every case where doing it yourself costs more than it saves.
