How the Work Feels

A Seamless Roof Membrane With No Tear-Off

Price is the first question and this is the second one: what actually happens to my building while the work is done. With a roof restoration and no tear-off, the answer is far less than owners expect.

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

The Thing Owners Actually Dread

Not the Cost, the Disruption

Ask a building owner what they remember about the last roof replacement and it is rarely the invoice. It is the dumpsters, the noise, the tenant complaints and the week the weather turned while the deck was open.

Removing the tear-off with a roof restoration removes all of that at once, which is why it is the second question every time and occasionally the first.

Seamless Is Not Marketing

Where Roofs Fail Is Where the Pieces Meet

Nearly every commercial roof leak we chase starts at a seam, a fastener or a penetration. A roof assembled from sheets has those by design; the question is only how well they were made and how they have aged.

A fluid-applied seamless roof membrane goes down as one continuous surface with the details reinforced underneath it. The failure points are still there, they are just no longer exposed.

What No Tear-Off Means

Four Things That Do Not Happen to Your Building

The deck is never open.

A tear-off exposes the building to weather at the end of every working day, and weather does not keep to a schedule. A roof restoration is applied over the existing roof, so there is no point at which your building is open.

There is no debris and no dumpsters.

Nothing comes off the roof, so there is nothing to drop through the building, nothing to fill your parking lot, and no disposal cost buried in the quote.

Nobody has to move out.

Tenants, production lines and guests carry on. On most jobs the people underneath notice the work only if they look up from the parking lot.

The roof is seamless when it is done.

No laps, no field seams and no fasteners through the new surface. The places roofs fail are reinforced and covered rather than reproduced.

How It Runs

Four Steps, and the Building Stays Open Through All of Them

01

Prepare

The roof is cleaned, loose fasteners are reset and wet insulation is cut out and replaced. The noisiest step, and it happens above an operating building.

02

Detail

Seams, curbs, drains and penetrations are sealed and reinforced with embedded fabric. Most of the labor and nearly all of the longevity.

03

Coat

A seamless membrane is applied across the field to the specified thickness. Quiet, and it is the step people picture when they imagine roofing work.

04

Register

The warranty is registered against the finished roof and you get the documentation. It starts with the free assessment.

Still Deciding?
Talk it through with the owner, not a call center.

A free, photo-documented assessment and honest numbers on restore versus replace.

They will see equipment and hear the preparation stage. What they will not experience is an open deck, debris inside the building, or a shutdown. On most of our jobs the tenants’ first question afterwards is when we are starting.

We will tell you honestly what the specified system involves for your building before the job, including anything that matters for air intakes. If a building has sensitive intakes or occupants, that shapes scheduling rather than being discovered on the day.

Days rather than weeks on most commercial roofs, because the slow parts of a replacement, the tear-off and the disposal, do not exist. Weather extends it more than scope does.

On the failure mode that matters, yes. Single-ply roofs fail at seams and fasteners, and a fluid-applied seamless roof membrane does not have field seams to fail. That is what fluid applied means.

The existing roof is still a roof. That is the underrated advantage: work pauses and your building is not exposed, which is not true of a tear-off in progress.
