The Qualifying Question

Is My Commercial Roof a Candidate for Restoration

Restoration only works on a roof that is still fundamentally sound. This page is the honest roof restoration eligibility test, including the conditions where the answer is no and you should be told to replace instead.

If any of this sounds familiar

You have probably
been here before.

The leak keeps coming back.

It gets patched, it holds through one dry spell, and it is back the next time the wind drives rain the wrong way.

We find where the water actually gets in before anyone quotes you a system.

The replacement quote made you wince.

A full tear-off was quoted on a roof that may not need one, and nobody showed you the condition of the deck.

We say so when a roof does not need replacing, even though replacing it pays us more.

You were talked over, not talked to.

Mil thickness, ponding ratios, a system name you were told to trust. You are responsible for the building and cannot check a word of it.

Nothing happens on your roof without you knowing first. That is the rule here, not a slogan.

“The last roofer took the check and went quiet.”

That is the one that costs the most and it is the reason this company exists. The contractor who came in sixty thousand dollars cheaper than us on a roof nearby is no longer trading. We are the ones installing the replacement.

Ask us who services your roof in year three. It is the only question on this page we can answer with a name.

The Short Answer

Most Roofs Qualify, and That Is the Problem With Asking a Roofer

The honest statistic is that a large share of commercial roofs quoted for tear-off are restorable. That is the whole reason this company is built the way it is.

It is also why the answer is worth so little coming from someone who has not been on your roof. The test below is what actually decides it, and none of it can be done from a photograph or a phone call.

The Assessment Is Free and You Keep It

The way to determine your roof’s restoration eligibility is to have someone walk the roof, scan it, photograph it and write down what they found. That is the $750 evaluation we do not charge for, and it ends with both numbers.

You keep the photographs, the findings and the restore and replace figures whether or not you hire us. Book the assessment and you will have a real answer to this page’s question within days.

The Test

Four Things That Decide Roof Resoration Eligibilityt

The deck has to be sound.

This is the one that ends the conversation. Coating renews a surface; it does nothing for a deteriorated deck underneath. If the structure is compromised, no system on the market is the right answer and we will say so on the first visit.

Wet insulation has to be limited, not absent.

Almost every older roof has some. The working threshold is roughly a quarter of the area. Under that, the wet sections get cut out and replaced and the roof restores well. Well over it, you are rebuilding most of the roof anyway.

The existing surface has to hold a coating.

Most do. Some membranes need extra preparation or a primer, and a few will not take a coating at all. That is established by testing the actual roof, not by its type on paper.

The drainage has to work, or be fixable.

Standing water is not automatically disqualifying, but it has to be corrected first. Coating over a pond puts a new surface on an unsolved problem. Ponding gets its own page.

How We Establish It

What Happens on the Assessment

01

Walk the whole roof

Every seam, curb, penetration and termination, photographed. Not the area above the leak, the whole thing.

02

Scan for moisture

Where the roof warrants it, so the decision is made on what is actually wet rather than what looks wet.

03

Test adhesion where needed

On membranes where it is genuinely in question, because guessing about adhesion is how coatings fail in year three.

04

Give you both numbers

Restore and replace, with the assumptions written next to each, so you can make the decision rather than take a recommendation.

A wet deck. Everything else on this page is a matter of degree, but structural deterioration underneath is a hard no. It is also the reason a proper assessment involves getting into the assembly rather than looking at the surface.

Age is a weak predictor on its own. We have restored roofs older than that and replaced roofs half that age. What matters is the deck, how much insulation is wet, and whether the details can be made sound. Age tells you to look; it does not tell you the answer.

No, and often the opposite. Repeatedly patched roofs are frequently sound roofs that were never properly diagnosed. That pattern has its own page. The patching itself is not the problem.

That is common on larger buildings and it is handled section by section. Part of a roof can be restored while a badly deteriorated area is rebuilt first. You are not forced into one answer for the whole building.

You get that in writing with the photographs that show why, and you keep it. Plenty of roofs should be replaced, and saying so is a shorter conversation than coating something that will fail. We do replacements too, so the recommendation is not a sales position.
